If you missed out on the federal tax credit program for first time homebuyers all is not lost. There are still several state and local incentives available now. Qualified Ohio residents can take advantage of these incentives that provide assistance with down payments, favorable loan terms or interest rate reductions for qualified buyers. The Ohio Housing Finance Agency (OHFA) is an independent state agency which offers home buying assistance programs for first time homebuyers, buyers with limited income, college graduates starting out and everyday heroes such as teachers, emergency workers, medical staff and military service personnel. The City of Cincinnati also offers assistance to first time homebuyers purchasing a single family home within city limits with awards up to $8,500. Last but not least, a group of seven area lenders have developed mortgage lending packages that offer attractive rates and down payment assistance that can also accommodate buyers with lower credit scores. Just the other day I noticed a survey crew setting up on the street near the front of my house. When they returned for the second time two days later, my curiosity was peaked. Such intensive scrutiny must be the harbinger of some major construction to follow. A new home? Rerouting of the road? A new landing strip for aircraft? Not really! A neighbor across the street had decided to fence in their yard and wanted to be certain of the boundaries before work commenced. As it turns out, this was a really good idea as the south property line was not where the homeowner or their adjoining neighbor thought. One now has less grass to mow and the other has more. Having a land survey done before you complete the purchase of real estate or begin a construction project may help avoid boundary line problems in the future. And you just might stop cutting the neighbor’s grass for free.
